Mixed-Use Development

Project Overview

Westview Apartments represents a significant mixed-use development addressing both residential and commercial needs in the community. The main building is a six-storey residential tower with two levels of underground parking, comprising 110 residential units and three street-level commercial units designated for restaurant, retail, and office use.

An adjacent two-storey commercial building with surface parking complements the development. The project's fire protection system is specially designed to address the unique challenges of this mixed-use configuration with separate building sections and varied occupancy types.

Building North:

  • Six-storey residential building
  • 110 residential units
  • Two levels of underground parking
  • Three commercial units (restaurant, retail, and office use)

Building South:

  • Two-storey commercial occupancy
  • Surface parking

Fire Protection System

The Westview project features a sophisticated dual-system design that addresses the separate fire partitions and suppression requirements of Building North and Building South while providing coordinated emergency response capabilities.

Building North System Components:

  • Control Panel: FW106 control panel configured for two-loop operation to support the building's fire partition and suppression layout
  • Annunciation: FW129 annunciator with full zone status display capacity, housed within a heated MA1100 weatherproof outdoor enclosure for fire department access
  • Detection System:
    • FW511 smoke detectors throughout common corridors
    • FW722 manual pull stations at corridor partitions and all building egress locations
    • FW562 duct detectors integrated with rooftop HVAC units for associated shutdown control
  • Intelligent Control: Combination of FW511 smoke detectors, FW811 input modules, and FW831 relay modules providing logical control and status monitoring for:
    • Fire smoke dampers throughout the building
    • Magnetic door holders
  • System Integration: FW811 and FW812 input modules supervising the complete fire suppression system
  • Notification System:
    • FW131 booster power supplies distributing power throughout the building
    • FW962 horn/strobe combination units in common areas
    • FW972 mini-horns with hush-button functionality in residential suites
  • Cross-Building Communication: Programmable internal relay unit providing "evacuation in progress" indication to Building South annunciator

Building South System Components:

  • Dedicated System: Separate FW106 control panel with corresponding FW129 annunciator and MA1100 outdoor enclosure
  • Cross-Building Communication: Programmable internal relay unit providing "evacuation in progress" indication to Building North annunciator for enhanced situational awareness

Project Significance

This development showcases advanced fire alarm system design that addresses the complexities of mixed-use occupancy while providing coordinated emergency response capabilities across separate building structures.

The cross-notification system between buildings ensures first responders and building occupants have complete situational awareness during emergency events, while the sophisticated control systems manage the unique fire safety challenges of combining residential and commercial uses with extensive underground parking.
